A 1914 house on Byram Road and a 1915 Colonial on Hamilton Avenue have stood in Greenwich's working-class neighborhoods for more than 100 years. Both are now slated for demolition, and residents have less than a month to object before the wrecking crews get the green light.
Both homes changed hands within the past year, and neither filing includes any plan for what replaces them. Under Greenwich's demolition ordinance, any resident can file a written objection to double the standard waiting period from 45 to 90 days. The deadline is Aug. 6 for Hamilton Avenue and Aug. 8 for Byram Road — after that, permits become eligible for issuance.
The Byram Road corner lot sold for $795,000 in May 2025, going from the Estate of Joseph Patrick Ward Jr. to Marco Hernandez; the property became more visible once overgrown landscaping was cleared. The Hamilton Avenue lot sold for $650,000 in November, passing from Viola Belmonte to Dean Scampone.
State law already requires a 90-day wait before demolishing any pre-1940 structure over 500 square feet. Greenwich's local rule shortens that to 45 days by default — unless a resident objects in writing, which restores the full 90 days. During that window, state law bars any demolition-related work at all, including asbestos removal. The town must also notify neighbors by mail, post a large "DEMOLITION" sign on-site, and alert the Historical Society and local residential associations.
These filings follow a wave of teardowns across town — early-1900s homes on Havemeyer Place, Milbank Avenue and Ridge Street were all lost to demolition late last year. "Greenwich is being completely changed," Jo Conboy, an adviser to the Greenwich Preservation Trust, told Greenwich Time in December. "People come to Greenwich for the small town charm, the steeples, and it's not like that anymore." Both homes sit in the R6 zone, which covers 2,841 lots across Byram, Pemberwick, Chickahominy, Cos Cob and parts of central Greenwich.
