Riverside became the first ZIP code in Connecticut to surpass a $3 million median home sale price, according to PropertyShark's 2026 national ranking released Tuesday, Oct. 13.
The Riverside ZIP code, 06878, posted a $3,035,000 median sale price based on closed residential transactions from January through September. That figure jumped from $2,753,000 in 2025, when Riverside ranked first in the state but fell short of the $3 million mark.
All four of Greenwich's residential ZIP codes landed in the national top 100. That sweep made Greenwich the second most expensive community in the country, according to PropertyShark.
Here is where each Greenwich ZIP code placed:
- Riverside (06878): $3,035,000 median
- Old Greenwich (06870): $2,825,000 median
- Greenwich (06830): $2,560,000 median
- Greenwich (06831): $2,500,000 median
The exact national rank for each ZIP code varied between sources. PropertyShark's own table placed Riverside at No. 45 nationally, while Daily Voice's coverage listed it at No. 51.
Three other Fairfield County communities also cracked the top 100: Darien (06820) at a $2,740,000 median, the Rowayton section of Norwalk (06853) at $2,640,000 and New Canaan (06840) at $2,425,000. Six of Connecticut's seven nationally ranked ZIP codes hit record-high prices.
Connecticut continued to outpace Massachusetts in the number of expensive ZIP codes on the national list, though Massachusetts still claimed New England's two priciest communities. Nantucket led the region at $3,600,000, followed by Chilmark on Martha's Vineyard at $3,400,000.
PropertyShark attributed Fairfield County's strong showing to a post-pandemic shift, with Connecticut gaining ground as Massachusetts' price growth slowed. The county matched its 2025 record with seven ZIP codes among the nation's 100 most expensive.
Nationally, Atherton, Calif., reclaimed the top spot at $10,725,000. The study analyzed sales of condos, co-ops, and single- and two-family homes in states that require public reporting of sale prices, covering transactions that closed between Jan. 1 and Sept. 30.
