Three homes in central Greenwich have already been razed to make way for a proposed 18,631-square-foot mansion with a 40-car basement garage, indoor pool, squash court, and art gallery on four parcels assembled for more than $13.6 million.
The project, filed with the Planning & Zoning Commission (P&Z) on Tuesday, July 22, would replace three Maple Avenue properties and one Park Avenue parcel at 59, 63, and 75 Maple Ave. and 8 Park Ave. with a single estate featuring five bedrooms, two three-car garages, a tennis court, an outdoor pool, and a detached guest suite with two bedrooms. The site sits across Maple Avenue from Mead House, the café Coffee for Good, and the Stanton House Inn.
Attorney Thomas J. Heagney, who represents the unidentified applicant, described the basement garage as housing "the applicant's car collection" in the project narrative submitted to P&Z.
The land was assembled starting in 2020 by KJH Investments LLC, a Stamford-based entity. Town tax records show the four parcels sold for a combined $13.65 million. The most expensive was 59 Maple Ave., which sold for $4.4 million in October 2024. The parcel at 63 Maple Ave. sold for $4.25 million in August 2020, and 8 Park Ave. sold for $2.985 million in November 2024. A fourth parcel at 75 Maple Ave. transferred to KJH Investments in September 2020.
The three demolished Maple Avenue homes totaled 15,753 square feet. Among them was a 6,500-square-foot residence at 63 Maple Ave. built in 2008 with five bedrooms, a butler's pantry, and a sweeping staircase. None were built before 1940, so they did not require the town's 45-day public notice before demolition.
The house at 8 Park Ave., which dates to 1918, still stands. When a demolition application is submitted to the building department, it will trigger a mandatory 45-day waiting period. If neighbors object, that doubles to 90 days.
The project requires a special permit from P&Z because both the indoor athletic use and the building's volume exceed the thresholds in Greenwich's zoning regulations: 1,200 square feet for accessory structures and 150,000 cubic feet for overall volume. Final site plan approval is also required.
While mansions of this scale are common in Greenwich's backcountry, a residence this large would be unusual in central Greenwich. A 26,837-square-foot home on Clapboard Ridge Road was completed in 2025, and an 18,370-square-foot home on Brookridge Drive was completed earlier in 2026, both in less densely built areas.
The parcels are zoned R-20. In 2024, P&Z approved a lot line revision between 63 and 75 Maple Ave., shifting 5,106 square feet from one parcel to the other.
A P&Z hearing date has not been scheduled.
