A three-story medical campus on Holly Hill Lane has sold for approximately $65 million.
Healthcare Realty Trust, a Nashville-based real estate investment trust, acquired Greenwich Medical Center at Holly Hill from Benedict Realty Group, according to a Newmark press release issued Wednesday, Sept. 2. CoStar reported that private equity firm KKR partnered with Healthcare Realty on the purchase.
The 106,092-square-foot property at 75 Holly Hill Lane sits along West Putnam Avenue, a stretch Newmark calls Greenwich's "Doctor's Row." The campus is 97% leased and anchored by Yale New Haven Health and Stamford Health, two of the region's largest hospital systems. It was renovated in 2016.
The sale price works out to roughly $613 per square foot, according to CoStar.
Ben Appel, co-head of U.S. medical office capital markets at Newmark, represented the seller. He said Greenwich's appeal drove strong competition for the property.
"Greenwich has a cache that outshines most U.S markets, attracting both private and institutional interest from domestic and abroad," Appel said in the press release. He added that the town's high rents and tight occupancies across both the medical and corporate office markets produced "a very deep buyer pool."
Healthcare Realty Trust (NYSE: HR) describes itself as the largest publicly traded, pure-play owner, operator and developer of medical outpatient buildings in the United States, according to its investor filings. Appel's Newmark team on the deal included Justin Shepherd, Jay Miele, John Nero, Michael Greeley, Ron Ott, Conor Hilton and Drew Martin.
The campus sits near Greenwich Hospital, and Newmark's release noted the property benefits from what it called a "highly supply-constrained medical office market."
No changes to tenants or services at the facility have been announced, and none of the parties involved have issued public statements beyond the Newmark release.
