Eleven Greenwich property sales recorded Oct. 1 and Oct. 2 totaled roughly $39.3 million, with two deals clearing $10 million.

The largest was 212 Old Mill Road, which sold Oct. 2 from 212 OMR LLC to Kiwi Fields LP for $13.5 million, according to deed records transcribed from the Assessor's office at Greenwich Town Hall and first reported by Greenwich Free Press. Compass agent Brian Milton, who represented the seller, described the property on Instagram as a new build on more than five acres with over 11,000 square feet and 12-foot ceilings. The lower level includes an indoor sports court, gym, wine cellar and sauna, Milton wrote.

The second-highest sale was 21 Khakum Drive, which transferred Oct. 1 from Khakum Properties LLC to 214 Property Holdings LLC for $10,125,000. Khakum Wood is a private association off Round Hill Road.

Five other sales topped $1 million:

  • 67 Bedford Road: Gemini- LLC to Kapoor Rittu Trs, $2,815,000
  • 15 Locust Street: Locust Street Properties LLC to Locust Collection LLC, $2,500,000
  • 21 Locust Street: Locust Street Properties LLC to Locust Collection LLC, $2,500,000
  • 24 Meyer Place: Louis J. Lacagnina Est. to Andrew Piekarski, $1,900,000
  • 24 Harold Street Unit B: Ryan and Christiana Berdan to Laura Frase Trs, $1,898,000

The two Locust Street transfers involved the same buyer and seller. Both recorded Oct. 1 at $2.5 million.

Four more sales rounded out the two-day window:

  • 29 Amherst Road: Shirley Muller and Diane Savitsky to Juan Andrew Dominguez Wulff, $1,325,000
  • 16 Church Street: Yankowich ChurchStreet LLC to Jose Agreda, $1,100,000
  • 7 Hervey Street: Nicholas and Heather Hardie to Jessica Mitchell and Zachary Wendling, $1,050,000
  • 169 Mason Street Unit 2F: Elena Rueda to Courtney Hawes, $540,000

The prior week's recordings, Sept. 21-29, included a $15 million sale at 4 Rockwood Lane Spur, according to Assessor's office records transcribed by Greenwich Free Press. That deal and the two eight-figure Oct. 1-2 transactions mark three sales above $10 million in roughly two weeks of Greenwich deed activity.
